Interview Gestoría Segura
As in your home country, one of the important things to arrange before signing the purchase contract is home contents insurance. Gestoria Segura from Torrox is one of the partners we work with for this kind of business. We asked Arend van de Groep what to look out for when taking out such home insurance. You have already helped our clients take out home insurance, what are the main differences in these insurances here in Spain compared to those in, say, the Netherlands or the UK?
“In Spain, a combined insurance (building and contents)is the most popular type of home insurance. With the "buildings" part of the insurance, the walls, windows, floors and ceiling are covered as standard (as in a fixed built in kitchen without appliances). Anything you can pick up and move around is covered under ‘contents’ like for example, kitchen appliances (stoves, microwaves, refrigerators, extractor fans etc. In the bathroom for example, a built-in bathtub and WC will belong under building insurance as they are fixed down.
Important for good coverage is to declare all the m2 of all buildings e.g. a swimming pool, shed etc. And, unlike in other countries, everything is always insured for the new price!
A house in the campo sometimes requires some extra coverage . For instance, good anti-burglary protection will lower the premium and prevent exclusion of theft cover. We can always advise clients on this."
Are there any compulsory insurances in Spain?
"If you are a resident in Spain, third-party insurance is required but it is almost always included in the cover of the home insurance so this is something to arrange and/or check if you are going to be a resident."
What tip(s) do you want to give homebuyers who want to take out insurance in Spain?
"From our experience, having an insurance agent who speaks your language has many advantages. Choose carefully and take advice from your insurance advisor so that there are no problems in case of claims, it is wise to have one fixed point of contact with an office where you can also pop in if necessary."
